Dear Mr. White:
The City of Coppell is in the final stages of design for the widening of West Sandy Lake
Road. During our Right of Way acquisition process, it came to my attention that there is
a parcel of land owned by you located within the limits of the project. See the attached
survey exhibit for the approximate location of the property. The City of Coppell needs to
acquire this property for use as permanent right of way for this project.
This letter constitutes an offer from the City of Coppell to purchase this property. Parcel
10 consists of an oddly- shaped parcel of land contained mostly within the area currently
used as right of way for Sandy Lake Road. The area outside the current usage is 0.05
acres. The Dallas County Appraisal District shows the appraised value of the parcel as
$1,500.00
This letter constitutes an offer from the City of Coppell for the acquisition of this parcel
in its entirety for the current tax value of $1,500.00. In addition to the compensation
listed above, the city will fund any necessary closing costs through Allegiance Title
Company in Coppell.
If the above offer is acceptable, please sign the letter where indicated below and return it
to this office. Once the signed letter is received, the process for payment of the $1,500
can start. When the check is available, we will schedule the closing with the title
company.

Being 0.224 of an acre of land, more or less, situated in the Edward A. Crow Survey,
Abstract Number 301 (deed calls for the George W. Jack Survey, Abstract Number
694), City of Coppell, Dallas County, Texas, said area is a portion of a tract of land
described to Garry Randall White, according to the deed recorded in Volume 2005032,
Page 09030, Deed Records, Dallas County, Texas. Said area being more particularly
described by metes and bounds as follows:
BEGINNING at the intersection of the northeast line of said White tract with the south
line of Lot 2-C, Block C, Replat of Lot 2 of Shadydale Acres, an addition to the City of
Coppell, Dallas County, Texas, according to the plat recorded in Volume 81141, Page
3473, Plat Records, Dallas County, Texas, from whence a 1/2 inch iron rod found
capped "RPLS 4597" at the southeast corner of said Lot 2-C bears North 89
East, 95.45 feet; same being in the north right-of-way line of Sandy Lake Road (a
variable width public right-of-way);
(1) Thence South 53'46'50" East, 134.69 feet to the southeast corner of said White
tract, same being the northeast corner of a tract of land described to General
Telephone Company of the Southwest according to the deeds recorded in
Volume 71011, Pages 1961, 1965, 1968, 1983, and 1986, said Deed Records;
(2) Thence South 89 West, along the south line of said White tract and the
north line of said General Telephone tract, 205.58 feet to the southwest corner of
said White tract, same being the northwest corner of said General Telephone
tract;
(3) Thence North 36 East, leaving said common line, along the northwest line
of said White tract, 100.57 feet to the aforesaid Lot 2-C south line, from whence a
1/2 inch iron rod found capped "RPLS 4597" at the southwest corner of said lot
bears South 89 West, 0.90 feet, same being in the aforementioned north
right-of-way line of Sandy Lake Road;
(4) Thence North 89 East, along said common line, 37.49 feet to the PLACE
OF BEGINNING and containing 0.224 of an acre of land gross, less 0.174 of an
acre in right-of-way usage for Sandy Lake Road, leaving 0.050 of an acre net,
more or less.
