I know it has been a few months since we talked, and I apologize for the delay in getting back with you. I have had a
chance to review the deed information you provided, and I have also gone and pulled a copy of the old Dallas County
Abstract maps. I'm attaching a copy of the pertinent maps for your review. The 3rd page shows your property near the
bottom in the middle of the sheet. This page also shows names and dates of transfer of ownership. On the upper left side
of the page next to the number 4 it refers to this parcel and shows an adjustment to 0.05 acres per field inspection.
Unfortunately this is all I've been able to find. I hope it helps some, but I know it doesn't answer all your questions.
The City needs to move forward with the construction of this piece of Sandy Lake Road. In order to do this we need to
clear our outstanding right of way needs, which includes this parcel. We have previously offered $1,500 to purchase this
parcel based on the Dallas County Appraisal District appraised value. I have also reviewed the property tax paid to the City
of Coppell on this parcel, and it appears that the city tax is approximately $10 per year. Considering 39 years of tax
payments to the city in this amount, we would be willing to add an additional $390 to the previous offer, bringing the total
to $1,890. In addition to this offer, we would handle any closing costs associated with this transaction.

Mr. Marvin, in going over all the surveys and papers on this property, there
was 3/10 acre that she owned. Now you say .05 acre. What happened to the
rest of the prperty? I don't have anything showing that she sold any of the
piece of the property. I have the original deed where she bought or was
awarded the 3/10 acre in 1971. Maybe you clarify for me. I think somewhere
along the line she got taken by the city of Coppell. To my knowledge she
owns 3/10 acre.

• I received the letter in regard to the piece of property on Sandy lake
• road for permanent right of way.
• Let me start by saying that this land belonged to my Mother. She tried for
• 15 years to try and find out where this property was located for sure. She
• could never get anyone to help her. All she ever got was a tax statement
• at the end of the year.
• Other than that no one seemed to know anything. My Mother died 3 years ago
• still not knowing what she owned as it was given to her. Now that coppell
• needs the land ya'll seemed to know all about it. The last account she had
• we were told that Verizon had built on part of it. Although you say it is
• appraised at $1,500.00 I would like to get it appraised myself now that
• you provided me with a map of where it is.
