Comments: 6/16/09 — I sent the City of Coppell and Teague Nall and Perkins notice letters by
registered mail with return receipt.
6/22/09 — Requested Title Insurance
7/8/09 — Received Title Commitment.
7/15/09 — Received a call from Mrs. Lawson about the Notice Letter she had received. We talked
about the project in general. She thought the roadway was coming off the Southside of Sandy
Lake Road. Since she is in Florida I told her I would mail her the offer package by certified mail.
She would go over the offer and get back with me with her concerns.
7/16/09 — Mailed offer package to Ms. Christina Lawson to her address in Seminole Florida.
7/20/09 — Mrs. Lawson called from Florida and we discussed some of her concerns. They were as
follows: every tree removed she wants a tree of like kind to be planted on her remainder, she
wanted the City to allow her to put up a wrought iron fence around her property, she wants a
brick wall along Sandy Lake Road for protection and noise reduction, she would agree to the offer
amount. Mrs. Lawson said she would be back in town next week and we would get together to
further discuss the offer.

Hello,
Thank you for your visit. Please forward the title company contact name and phone number to
establish ownership rights of Christina Lawson. I will have Stuart Title contacting them directly
with the existing title work to date.
We discussed another moderation to the city agreement;
1. same height privacy fence as what is established along Sandy Lake Rd to go the length of sandy
lake rd to Oak Trail to be built prior to the construction to cut down noise and safety issues
1.a. agreement for a "wrought iron fence" beginning at the corner of Sandy Lake and Oak
Trail stretching the length of the front of the property then turning and heading on the north side
of 101 Oak Trail boundary - to meet the privacy fence between 101 and 109 Oak Trail (to the north
property line) to keep the public (high school and general traffic) off the property - which has been
in trespass for the past 10 years of ownership.
2. ingress and egress from Sandy Lake and Oak Trail maintained and city to allow electronic gates
on driveway
3. sprinkler system re- established in the yard
4. trees replaced
5. financial value of land
6. city to place in writing the agreement to allow a future home build without requesting greater
setbacks, from the current owner or any future owner- grandfathering the right of the current home
as it is today with a replacement home which will be larger, and not need special variance on a
build - a concept home showing placement on the property (I do have a plat with home which they
can see and will forward you the layout)

8/5/09- Raymond and I met with Mrs. Lawson. She went on and on about the street not supposed
to be on her side of the right of way. She asked us where to get a good E. D. lawyer. She wanted to
get a noise study done, and a traffic safety study. She insisted on a wall to secure her from the
dangerous moving traffic so close to her house. She went on and on about all the promises the City
had broken to her. After two and one half hours of negotiations she finally seemed resolved to the
fact that the street widening was coming. By the time we left she had conceded to a 6 foot wooden
stockade fence, replacement of her trees, a fence across the front of her place and the financial
consideration we had offered. She sent us the above email before we had returned to the office.

8/7/09 — Mrs. Lawson sent an email saying she is working on the refinance of her property.
8/8/09 — Received email sending a new recorded deed filed May 1, 2009 filing number
200900124897. It listed her as sole owner of property by power of attorney for Mark Bestor. I sent
this to the title company and they said they would not write title insurance because if though you
have power of attorney you can not deed property to yourself. I emailed her back letting her know
what the title company had said. Mr. Bestor would have to sign for himself.
9/18/09 — Follow up on counter.
9/22/09 — Mrs. Lawson told me she had found some comps that reflected $375k/acre. She also
wanted to know the person with the City to talk to about light commercial zoning of her property.
I told her to talk to Keith Mary in.
9/24/09 — Mrs. Lawson emailed me the specs and a picture she is proposing for her property along
Sandy Lake Road. Also she is requesting for the City to let her fence her property along Oak
Trail..
