Hello Ray,
I received a call recently from someone in engineering at the city of coppell.
As you know, I am in Florida with my mother who just came home from the hospital
from major surgery (transplant of femoral artery)
I left my binder in Coppell and wondered if you would send me an electronic version
of the City of Coppell's easement offer.
The refinance of 101 Oak Trail will be completed by the end of November and an engineer
is willing to work on my behalf with you to complete negotiations with the City of Coppell.
So please, resend the offer on the table ... ELECTRONICALLY .... your soonest.
I did hear from my neighbors (which border sandy lake) on their desire for a block wall for safety
sake...
and asking me to stand with them on this issue ... just FYI...
Hopefully, everyone can come into agreement asap ... what do you think about the block wall, do
you
believe the city will OK?
Let me hear from you soon? I will need to share the easement information with the investor...
I can close on the refinance out of town ... and must stay here until my mother can walk
independently...

So let me put a few things together
1. We will ask the City for the increase of $8.60 per sq ft for your property over the asking price of $8.03 per
sq ft
2. We will ask for a new fence along Sandy Lake Road for a cost of $$$ build to the spec you sent me
3. We will ask the City to allow you to build a fence around your property to stop the traffic of children
crossing your property created from the school
4. We will ask the City for some type of variance to allow for the rebuilding of a new home by whomever.
If you can get this all together, then I can present this to the City

Dear Ms. Lawson:
The firm of Teague Nall and Perkins has been retained by the City of Coppell to handle the Right of Way
Acquisition Process for the widening of: Sandy Lake Road from North Coppell Road to Denton Tap
Road.
In acquiring a portion of your property located at 101 Oak Trail for the City, Teague Nall and Perkins
follows a definite procedure for determining value of the land needed and for handling personal
negotiations with each owner.
We believe at this stage of the purchase process it is mutually beneficial to confirm that based on our
value determination, that the City of Coppell is authorized to offer you $30,645.00 for your property. This
amount is the total amount of just compensation for your property, as determined by the policy of the City
of Coppell, less oil, gas and sulphur. Except for any utility easements that will be handled separately by
the City, you will be responsible for negotiating with any other parties who may own an interest in the land
or improvements.
If you wish to accept the offer based upon this value, please contact Raymond Edmundson at 817 -665-
8207 as soon as possible.
If you are not willing to accept this offer, you may submit a written request for administrative
settlement/counteroffer, setting forth a counteroffer amount and the basis for such amount.
In the event the condition of the property changes for any reason, the City shall have the right to withdraw
this offer.
The City will pay for all expenses eligible for reimbursement which may include (1) recording fees,
transfer fees and similar expenses incidental to conveying the real property to the City and (2) penalty
costs for prepayment of any preexisting recorded mortgage entered into in good faith encumbering the
real property. Voluntary unnecessary expenses or expenses incurred in clearing questionable title will not
be eligible for reimbursement.
