Ken Harter is reasonable and has a drawing from our last meeting - we are here to support the sandy lake expansion which will stop the "flooding" of the property as well as assist the public for greater safety. Therefore - please do not have consternation regarding my obtaining assistance...I quite need the help and Ken offered to assist 1. fencing spec-which was pretty much OK'd; 1.a. Discussion with engineers was City to pay for Sandy Lake, Lawson to pay for remaining; 1.b. Discussion with engineers and City was for wooden fence on cement footers, ingress egress Sandly lake and Oak Trail; 1.c. Discussion with City frontage would be iron fencing with electronic gates on each entrance. 2. fence - set back issue which may need the city's variance authorization; 3.a. new build - set back issue which may need the city's variance authorization - follow-up was to email a plan "footprint" which would be inside of the new set back; 4. tree replacement (which we did not discuss); 5. SF offer for right of way purchase ( I will forward offer the original offer from the city, but discussed $8.60 sf with the engineers); 6. Title: Diana Carter of Stuart Title North Texas Division in Ft Worth is coming up with right of way sale identification, along with the attorney Ken Harter will handle documentation, since I do not have the ability to review a right of way taking In our last meeting, I offered to send you a copy of 101 Oak Trail home footprint for width of future new build. Due to issues with the builder, TRS Custom Homes, will not the builder, although he represented himself as the spec builder to the city. Therefore, if the city has any questions, they will need to be addressed to me (I will be on travel until after Christmas) or Ken Harter, see information below. With taking 3,000 sf for right of way, but then another set back of 30' really makes an inpact on th e"loss" of property usage, as defined by a condemnation appraiser....which is a loss of over 25% of property...so with a VARIANCE as a solution, we all can win-win! Again, Ken has a copy of the drawing and understands the city wanting to clear this asap....
