Hi Keith,
I would like to plan my travel to DFW on the 28th through March 10th.
Would you be so kind as to tell me
A. (feet and square feet), B. Variance process and could we expedite? for easement resolution?
1. A new set back requirement which can only be defeated by a variance for my fencing and
FUTURE new home build?
How many feet back? And then total square feet width and length, with additional land square
footage that also would not be available to me, and that this would be running the distance of
Sandy Lake Rd
how many extra square feet is this?
2. Also, with a new set back requirement, is my existing building near that line or is the set back
techinically
into the physical building or structure?
3. Do I need a "fencing variance" to place the fence which runs along Sandy Lake in the Easement
of the new projected setback?
4. Do I also need a "building variance" to place a new home build in the same place as the existing
home-if this were so then I have to completely redesign the concept house?
4.a. Would I need a variance to "face" Sandy Lake Road since I will be losing approximately an
extra 30' with the new setback?
5. How long to get a variance through the city so we can close on the Easement? or can we close
the Easement with some wording or OK on the variance requested?
6. Would I have the possibility to build the fence along Sandy Lake Rd and then wait 24 months to
build the remaining fencing and new home build under a variance permit?
7. Could you scan the plat which we drew on and colored....and email to me to print out, so I could
talk to you next week prior to travel? Otherwise, I have a friend which will pick it up from my
attorney and
take to Kinkos...but will take some time next week....
8. I want to utilize Stuart title company for the closing - Stuart Title of North Texas for the
easement....especially since I will be living with the remainder if any mistakes are made.

Please have discussions with your team....same concerns as when I left the meeting....
and the atty does not want me to waste my money with his hourly fee until we know about the
above...

good advice - he does not milk his clients...thank the Lord...
I really am in earnest and do appreciate the fact that this project will
1. stop the Flooding which has affected the foundation on the home and erosion of soil;
2. allow me to fence my property in from people trespass which has occurred for years;
3. understand where I may finally develop the property....
4. if we need a variance, I need to be as respectful as possible and file asap.
