Subject: RE: MEETING SCHEDULE
CC:<marellano@coppelltx.gov>, Diane Carter Stewart Title - Ft Worth
<dicarter@stewart.com>
Hello,
Thank you for the time you spent with me yesterday to attempt to answer all questions with
understanding. Per our discussions and my notes, I would like to recap the following;
1. March 15 is hearing on mechanic lien and a final decision will be made-removal and title for
clearance of lien by March 30th;
2. Title Group referral on the ROI is (cc above);
Diana Carter
Stewart Title North Texas Division
3840 Hulen Street, Suite 100
Fort Worth, Texas 76107
817-732-5695
817-738-0856 fax
ASAP
3. Christina Lawson will file for a fence permit;
4. Christina Lawson will file for a fence variance - 90 days for variance hearing;
5. Christina lawson will file for a build variance on property set back as identified on the plat and
discussed at the meeting - TBD decision timing per Arellano;
6. If building variation to Alzheimer Home, it would need P&Z, as well as variance;
7. Refinance of 101 (now private note holder vs reverse mortgage) and ROI closing to be
determined...
8. C Lawson request "variance process prior" to closing ROI with city;
9. Title company to be pre-authorized by Keith-CLawson had ROI (right of way) plat into her name.
Best regards and thanks again for your time...we all will hopefully move expediously through this
process

your questions in greater detail.

true of your current setback, as well as the new setback that will be measured from the new
property line. The square footage of land encumbered by the setback will be no grater than the
current area, however it will be 11.58 feet closer to your existing house.

could be built along the 30' setback without a variance. In any case a fence along the property line
would require a variance. Michael is the staff liaison to the Board of Adjustment, which is the board
that would hear the variance request. He was of the opinion that a request to place the fence on
the property line would likely be denied.
