Dear Mr. & Mrs. Beas:
Thank you for meeting with Mario and I this afternoon. We appreciate your willingness
to work through the difficult process of land acquisition for this important project.
This letter constitutes an offer from the City of Coppell to purchase property owned by
you. Parcel 5 consists of a variable width portion of the south side of the property located
at 100 Oak Trail totaling 3,261 square feet, as described in the previously transmitted
exhibits.
In keeping with our verbal agreement, we hereby offer $70,000 for the previously
referenced 3,261 square feet of land, as total compensation for the value of the land, trees
within the land, and all damages, real or perceived associated with the dedication of this
land and the subsequent widening of Sandy Lake Road.
In addition to the compensation listed above, the city will fund any necessary closing
costs through Allegiance Title Company in Coppell.
If the above offer is acceptable, please sign below and return to this office. Once the
letter is received, the process for payment of the $70,000.00 can start.
You will be contacted directly by Allegiance Title staff to secure additional signatures or
documents as necessary to complete the title transfer. Once the check is available, we
will schedule the closing with the title company.
