the City of Coppell, Dallas County, Texas, as shown by plat recorded in Volume
81141, Page 3473, Plat Records, Dallas County, Texas, and being more particularly
described by metes and bounds as follows:
BEGINNING at a 1/2 inch iron rod found for the southeast corner of said Lot 2 -13, same
being on the north right -of -way line of Sandy Lake Road (a variable width right -of -way);
THENCE South 89 °44'36" West, with said right -of -way line, a distance of 18.60 feet to
a point for corner;
THENCE North 82 °05'24" West, continuing with said right -of -way line, a distance of
86.43 feet to the beginning of a curve to the right, having a radius of 25.00 feet, and a
chord that bears North 49 0 53'34" West, 26.64 feet;
THENCE along said curve to the right, an arc length of 28.10 feet to a 5/8 inch capped
iron rod stamped "TNP" set on the west line of said Lot 2 -13;
THENCE South 83 0 49'49" East, over and across said Lot 2 -B, a distance of 125.34
feet to a 5/8 inch capped iron rod stamped "TNP" set on the east line of same from
which a 1/2 inch iron rod found for the northeast corner of Lot 2 -C, Block C, of said
Shadydale acres bears North 42 °15'22" East, 200.33 feet;
THENCE South 00 °08'07" West, with the east line of said Lot 2 -13, a distance of 15.50
feet to the POINT OF BEGINNING and containing 0.044 of an acre of land, more or
less.
