Sandy Lake Road Reconstruction ST 99 -02 Parcel 8 & 9 — General Telephone Company ( Verizon) Permanent Right of Way & Trail Easement Dear Ms. Stewart: This letter is in response to our previous discussions, and constitutes an offer from the City of Coppell to purchase property owned by Verizon, and to acquire additional easement for construction of a hike and bike trail. Parcel 8 consists of a variable width portion of the north side of the property located at 201 W. Sandy Lake Road totaling 2,459 square feet, as described in the attached exhibits. Parcel 9 consists of a small portion of the northeast corner of the property located at 197 W. Sandy Lake Road totaling 402 square feet, as described in the attached exhibits. In addition to the Permanent ROW, the Trail Easement consists of a variable width easement beyond the limits of the ROW discussed above. The total easement area for both lots is 7,250 Square Feet. This is land that Verizon would continue to own and to maintain all rights they currently enjoy on this land. The purpose of the easement is to construct an 8' wide concrete trail, and to grant public access across the trail. The City typically offers 50% of market value for easements. The city appreciates your willingness to work with us through this process, and we will continue to be available as issues arise during the construction phase of the project. This letter constitutes an offer from the City of Coppell for the acquisition of permanent Right of Way and Trail Easement as follows: Parcel 8 1.
