RE: First Landscape Review Comments for the Burch Addition Lot 4 Block A
Dear Mr. Blake:
The City of Coppell has received the referenced plans and has the following comments to offer:
1. Show the 20' hike and bike trail easement on the site plan.
2. Provide a title sheet with the next set of plans.
3. Show the left turn lane into the ingress/egress with brick pavers in the median nose as per
the City of Coppell Streetscape Plan.
4. On the site plan, show the existing guard rail and the relocation of it. Also, provide a
brick paver detail for the entrance.
5. Show the fire lane/shared access easement, the utility easement and the sidewalk/utility
easement on the site plan.
6. The utility easement on the north side of the property is a 20' easement and not a 15'
easement.
7. On the irrigation plan, show the double check next to the 1" service detail.
8. On the grading, drainage and erosion control plan, provide a drainage area map with
hydraulic calculations on a separate sheet.
9. The irrigation lines and heads in the median shall be relocated. Contact the Parks and
Recreation Superintendent Dennis Slayton at 304-3554 for coordination.
There are various other minor comments throughout these plans. Once these comments have been
addressed, the revised set of plans should be resubmitted to the City for review. If you should
