Marshall 144 ATTENDEES: Gary Seib - Directo of Planning and Community Services K.R. Marshall - Barton - Aschman Associates, Inc. TOPICS DISCUSSED: 1. Mr. Marshall reviewed the mythology used to developed the proposed demographic data for 2010. This consisted of obtaining development data the Copped Commercial Land Owners Association. This data was presented to Bartoq- Aschman in the form of land acreage, ownership status, and approximate sale price. In conjunction with the City's adopted land use plan, this information was converted to numbers of employees and residents. In develgping the employment and population estimates the following assumptions were used: a. FAR assumptions • industrial - .4 to 1 • office - .5 to 1 • retail - .25 to 1 n� f/ restaurant - .25 to I �� UV b. Residential density FEB middle density /single family - 8 units per acre multi family - 22 units per acre C. Employee density • office - 350 square feet per employee • retail /restaurant - 800 square feet per employee • hotel - one employee per room • industrial - 1000 square feet per employee [D] Barton- Aschman Associates, Inc. 2. Mr. Marshall explained that the proposed demographic data was developed for tracts that are indicated to be for sale. Tracts labeled "not for sale" were assumed to be vacant. Mr. Seib questioned this logic and suggested that the "not for sal " tracts should be shown to be developed at 50% of their potential. Mr. Marshall agreed to follow this guideline. Both agreed that this is a good strategy to size !the future thoroughfares. 3. Mr. Seib offered the following comments based on a tract -by -tract review of the proposed demographic data: • tract 14 (Santa Fe Reality) - a high rise hotel is being planned near the intersection of Freeport Boulevard and I.H. 635. For the purposes of this study, a 400 room hotel will be assumed. • Tract 17 has been development by Minyards as a regional distribution facility. Employment data for this tract will be obtained by contacting Minyards. • Tract 30 includes more than the 15 acre industrial use indicated by the Commercial Land Owners Association. Approximately 50 acres of residential use is also being developed in Tract 30. • Tract 43 has a total of 285 acres. Seventy acres of this is being developed as high density residential use at 22 units per acre. This is equivalent to 1,536 multiple family units. The remainder of the 285 acres will be development as commercial use. • The following Tracts that were initially assumed to be undeveloped should be developed at 50% of their potential: 12, 16, 19A, 21, 22, 28, 31, 32, 34, 39, 40, and 41. • Tract 45 should be shown as 100% retail. The meeting was adjourned at 3:00 p.m. These minutes are considered final unless the preparer is notified within one week of the date of issuance.
