Construction Plan Review Comments
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Plat-
1. Include an easement for the water meters or place in the ROW.
2. Include an easement for the sidewalk or place in the ROW.
Drainage Plan-
3. Where does the 8.7 CFS offsite drainage go to? There should be some conversation with the
property owner in order to accommodate this drainage (This should be included in the
property owner's agreement for the entire site). We cannot allow run off onto the property to
the south without a collection point somewhere.
4. We do not carry a 2.5"meter; we have a 2" or 3". I have assessed fees with a 2".
There may be additional comments marked throughout the plan set. Once these changes have been made,
the plans will be approved. The City of Coppell requires three sets of final construction plans for its use
along with a dwg. file and a pdf. file; your office should submit as many additional sets for stamping as is
necessary for construction operations. All contractors and subcontractors onsite must have a copy of the
plans approved by the City of Coppell along with a copy of the City's standard construction details.
All fees must be paid prior to release of this project for construction. The City charges a 2% inspection
fee for all private construction outside the building's footprint. This includes dirt work, paving, storm
drains, water lines, sewer lines, drainage pipes, etc. that are private. For all installations in the public
right-of-way or easement, the City charges a 4% inspection fee. A check for inspection fees made to the
City of Coppell should be submitted to this office along with the Construction Development Permit
Application and a copy of the Construction Site Notice. For your convenience a spreadsheet is attached to
the permit application for use in calculating the inspection fees. A copy of the contract(s) should be
