Industrial) to PD-265-TH (Planned Development-265-Town House), to allow
the development of 23 single-family lots and three (3) common area lots on
three (3) acres of property located on the north side of E. Belt Line Road
approximately 1,700 feet west of Moore Road, at the request of Jason Rose, JR
Rose Architects.

AFTER P&Z
1. There will be additional comments during detailed engineering plan review
2. The storm drain connection and the decel lane will need to be approved by the City of
Dallas and an approval letter submitted to us.
3. Drainage into DART ROW will need to be approved by DART and an approval letter
provided to us.
4. The driveway will need to be permitted through the City of Dallas.
5. Keep manholes out of the driveways.
6. Provide a 20’ utility easement for all utilities
7. The southeastern cul de sac does not meet City of Coppell standards.
8. The entrance into the subdivision is not acceptable; it is not a safe intersection.
