RE: Village at Southwestern
Plan Review Comments
The City of Coppell has reviewed the referenced plans and has the following comments
to offer:
General
1. Please include a copy of the plat.
2. Stub the water line to the west property line and plug for future loop.
3. The headwall in the creek will need to be on piers.
4. We will require an outside drop for the sanitary sewer manholes, reference city
details.
5. The water line across southwestern will need to be done by dry bore.
6. Include a typical section for the pavement; it should be a minimum of 7" if it is
not going to be lime stabilized per our detail.
7. Instead of a flush point at the end of Mango Court, add a fire hydrant. I will
double check with our Fire Marshall the locations and quantity of hydrants. He
was out today.
There may be additional comments throughout the plans that need to be addressed. The
City of Coppell has reviewed the plans for the referenced addition which will be
approved with the comments above addressed.
The City of Coppell requires three sets of final construction plans for its use; your office
should submit as many additional sets for stamping as is necessary for construction
operations. All contractors and subcontractors onsite must have a copy of the plans
approved by the City of Coppell along with a copy of the City's standard construction
details.
All fees must be paid prior to release of this project for construction. The City charges a
2% inspection fee for all private construction outside the building's footprint. This
includes dirt work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that
are private. For all installations in the public right-of-way or easement, the City charges a
4% fee.

A check for inspection fees made to the City of Coppell should be submitted to this office
along with the Construction Development Permit Application and a copy of the
Construction Site Notice. For your convenience a spreadsheet is attached to the permit
application for use in calculating the inspection fees. A copy of the contract(s) should be
attached for verification purposes.
