Plan Review Comments
The City of Coppell has reviewed the referenced plans and has the following comments
to offer:
Plat
1. Label the existing drainage easement on the Lakewood Estates channel.
2. The wall easement should be private.
3. The drainage in the HOA lots should be private easements.
4. No parking on the Bridge.
5. Label the BFE.
6. Provide access to creek for tree removal and maintenance.
Grading Plan
7. Has all the material that has been placed on the site already been placed in lifts
and compacted properly and tested? Or will this material be removed and properly
placed?
8. You are showing to grade on the adjacent private property, this will not be
acceptable.
9. The backfill for the channel enclosure will need to be properly compacted and
tested.
10. Show a cross section of the ponds.
11. Label the floodplain correctly.
12. Why are you cutting a channel between the creek and pond?
13. What kind of permanent erosion protection will be provided for the areas of
concern around the creek? Sandco Design is a contractor that specializes in this;
you might contact them and get some ideas.
14. Provide the retaining wall plans with this set.
15. Differentiate between the property line and the retaining wall.
16. We have concerns with the fill of the existing swale that will be filled in. We
want to make sure that it is filled in properly. The natural flow of water will
continue to want to go that way causing future settlement. We have this issue in
other areas of town. Take a close look at this.

17. Provide adequate erosion protection around the bridge, it may need to be
extended further out.
18. The hike and bike trail is not needed.
Paving Plan
19. Show the existing intersection with Sandy Lake Rd. including stamped concrete.
20. Show all ramps to be installed and all sidewalk along common areas.
21. Add flow arrows to the paving plan.
22. Make sure you have max 2% cross slope at all crossings.
23. Include the proper typical section for the pavement, #4 bars. Show where the
standard curb and the mountable curb will be installed.
24. Provide the A and K values for the vertical curves.
25. Provide sidewalk on both sides of the bridge.
26. Provide the bridge plans.
27. Show proposed driveways that may be in conflict with inlets, water meters and
cleanouts.
28. Label the distance between the cobblestone and curb on Persimmon Dr.
29. Add stations to the alley.
30. Where does the alley drain to? See our details for an alley with an invert.
Drainage Plan
31. Darken drainage divide lines.
32. All headwalls that discharge into the creek will need to be installed on piers.
33. Label the proposed storm drain lines on the drainage area map and show the
easements.
34. We do not allow lot to lot drainage.
35. Sheet 12 and 13 are the same?
36. Show the HGL calculations.
37. Provide a detail for the headwall.
38. Remove the water call outs.
39. Show and label the private storm drain system.
40. Label pipe radius.
41. Label the Q, to the inlets and show flow arrows.
42. Why are you placing the storm drain in the middle of common area lx?
43. Label the Q capacity on the profile.
44. Show the sanitary sewer profile in relation to Line A.
45. Label the 100 year in the profile.
46. Flatten out the outfall for 20+feet to reduce the velocity.
Water and Waste Water Plan
47. Label the curves on this sheet.
48. Sanitary sewer service should be downstream of the water service.
49. We prefer 45 degree bends vs. a 90 degree bend.
50. Move all fire hydrants to the end of the dead end line. We do not allow dead ends
of more than 150'. They should be looped.
51. Include the quantity and size of water meters.

52. Why are there so many bends, can you deflect the pipe instead?
53. How much cover will you have over the water line on the bridge?
54. Consider HDPE fused pipe for the water line creek bore.
55. Change the line type of the sanitary sewer.
56. Sanitary sewer manholes will be required at the end of a line and not a cleanout.
57. Sanitary sewer ring and covers are required to be 30".
58. Make sure manholes in floodplain are 2' above BFE.
59. Sanitary sewer aerial crossing should reference city details.
60. All manholes greater than 12' should be 5 foot manholes.
61. The encasement of the sewer should extend 10 feet beyond the centerline of the
storm drain.
62. Double check all crossings.
63. Drops to manholes should be outside drops.
There may be additional comments written on the plans that need to be addressed. Once
the necessary corrections have been made, please return this marked-up set and two
sets of revised plans to the City for review. I will provide impact fees after the next
submittal. If you have any questions or need any additional information, please contact
