Construction Plan Review Comments
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Plat-
1. Make the drainage easements 20'.
2. Add the floodplain note.
Paving Plan-
3. Include the sidewalk along the common areas. The landscape plan you are referencing is
not complete.
4. The sidewalk along Belt Line will need to be 5' in width.
5. Reference the city details for the median noses and left turn lane.
6. Even though the decel lane is in the ROW, it is in front of the power company's property;
we will need a letter of approval from them.
Drainage plan-
7. Show offsite drainage area to the east. What is your plan for the drainage easement to the
east you are considering abandoning? Where is that runoff going to or coming from?
8. Make the storm drain easements 20'.
Utility plan-
9. Put the water services in the center of the lot and the sanitary 10' downstream. You guys
had problems with your meters being offset and in driveways in other subdivisions.
Putting them in the center of the lot gives the builder options for driveways.
10. Will you need an irrigation meter?
11. Sanitary sewer greater than 12 feet will need a 5'manhole.
Please make the necessary changes and submit these marked-up plans and two sets of revised
plans to the City for review. There may be additional comments marked throughout the plans
