Frisco, TX 75034 RE: Northlake 635 Business Park, Lot 1 Block E Construction Plan Review Comments Dear Mr. Braswell: The City of Coppell has reviewed the referenced plans and has the following comments to offer: General 1. Remove the Coppell Standard details sheet C5, C16-21, the contractor is required to have them onsite. Paving plan 2. Our requirement is to lime stabilize the subgrade for the fire lane and drive approaches, however, we do allow an increase in concrete thickness, so the fire lane and drive approach should be 7" if you do not plan on liming. Drainage Plan 3. What is the pre-construction flow in the channel vs. the post construction flow? Does it provide adequate capacity downstream? Utility Plan 4. Do you need an irrigation meter? 5. Is there an agreement to tie into the fire line to the north and to the sewer service to the north? 6. You will need an 8"or 6" fire meter and DDC in the vault in a 20'X20' easement. I will assess fees based on an 8". 7. The City of Coppell requires three sets of final construction plans for its use. Your office should submit as many additional sets for stamping as is necessary for construction operations. All contractors and subcontractors onsite must have a copy of the plans approved by the City of Coppell along with a copy of the City's standard construction details. Inspection fees must be paid prior to release of this project for construction. The City charges a 2% inspection fee for all private construction outside the building's footprint. This includes dirt work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all installations in the public right-of-way or easement, the City charges a 4% fee. A check for the inspection fees made to the City of Coppell should be submitted to this office with the Construction Development Permit Application and a copy of the Construction Site Notice. For your convenience, Page 3 of the permit application is a spreadsheet for use in calculating the inspection fees. A copy of the contract(s) should be attached for verification purposes.
