For our scenario where frontage road volumes are less than 2500vph,the required merging/weaving distance for three lanes is 460' and we have exceeded that distance. Regarding the capacity and environmental project—I spoke with Mike and the only project in the area is the 121 expansion southwest of our site—but the limits of that project stop at the Denton Creek bridge and do not affect our frontage road connections. We visited regarding these matters last summer prior to receiving the attached,conceptual approval letter. We provided documents illustrating the Control of Access Zones including the spacing between the gore points and our street connections-these exceed the distances set forth in the TxDOT manual. Additionally, I've included a copy of our boundary surveys which are the basis of this exhibit and our land plan. Please keep in mind that the "WesthavenAccess Denied" was based on our original driveway connection plan, and since then, we have moved the eastern drive further away. I'm not sure entirely sure what Capacity Environmental project is being referred to, but during the review time last year, we were asked to prepare a general capacity analysis of the frontage road. She's concerned with merging traffic. In looking at the eastern-most driveway it appears to be in TxDOT's Control of Access. Could you please verify you are clear. She asked that our District office look it over to verify the merging issues. She also noted TxDOT has a SH 121 capacity and environmental project in this area. Our office wasn't involved in those project so I need to compare the project(s)with your project. Coppell may be more familiar with the SH 121 work...she referenced Ken Griffin may know if he's still around. Mike...I may need your help or Ken's on this issue. In general for permits we ask that you ➢ Use the standards in the As Built Plans or the current standards for access permits. Current versions are on-line. The current standards was the basis for the details included. 'y You cannot use Fort Worth (designated with FW) in the Dallas District UNLESS you sign and seal the plans. In our first submittal we accidentally included the curb inlet detail (CI(2)-08(FW)). Our second submittal deleted this detail and included IL-C y Dallas District has their own preferred sign pole standards (designated with DAL). You included one sheet and I thought there were more but I cannot find any on our website so I'll retract that request. Acknowledged You'll need to include the pavement design standard—either CRCP or CPCD. Again,you can match the Asbuilts or use the most current(see attached for the current versions for each type). CPCD-94 was included in the most recent submittal. I hope this addresses your final questions. If not, let me know. BTW—have you ever prepared a Traffic Impact Study for this development? I recall you did but I don't have a record of one in my file. I went over your comments with Mark and below are the responses. 1. We looked at the same thing when KHA submitted the drawings. On page Tx07 and Tx08—there is the Proposed Conditions Drainage Area Map along with an Existing Conditions Drainage Area Map, respectively. If you'll notice, in the bottom left-hand corner of Sheet Tx08, there is a note indicating that the drainage areas depicted on the Existing Conditions Map are actually the design areas accounted for in the SH 121 construction drawings. On each of the sheets,there's also a comparison of the drainage areas. In the existing(design) conditions, CP1 and CP2 each accounted for 0.37ac. With the proposed conditions map and design, CP2 is removed,and CP1 is proposed to receive only 0.27ac. This system should drain adequately. 5 2. We would be agreeable to removing the turn lane at Bridge Street, but with the proximity of the exit ramp to Wingate,we would like to keep this one. We would, however, request that the storage length for Westhaven Road be reduced from 410'to 210' as it currently seems excessive for this use. 3. Sheets Tx10—Tx13 illustrate the grades(1/4"per 1'), but we can have KHA label the cross slope in both locations. 4. We will have the details updated accordingly. 5. We inquired about the same thing. This is a copy of the As-Built drainage calculations from the SH 121 construction set. This was back up for comment#1 and the reason KHA did an area analysis. My workload has increased over the past several months so I'm working hard to keep afloat. I did review the plans last night and have the following draft comments. I need to check on a couple items before I can say these are ALL the comments. 1. I would like the inlets that are proposed to be capped/removed to be relocated. I'm not confident in the drainage plan that they are not needed. TxDOT installed the inlets and I would like them maintained. Specifically, a. Sheet Tx16—it appears the Drainage Area is increasing that is coming to TxDOT not decreasing. I've not pulled our asbuilts yet to verify. b. Sheet Tx17—The existing and proposed grade appear to be going away from the highway...I don't know how that would reduce the Area to eliminate the need for the inlet. 2. Do you want to add turn lanes to Wingate and Bridge? If this were a 2-lane frontage road I'd be fine with the proposal. With a 3-lane frontage road and the turn lane entrance being close to the ramp...l'm wondering if those two are needed....if you want to leave them,that's fine. If it helps to remove them, I'm fine with that, too. I do like the one at the main entrance. 3. Sheet Tx-15— please verify the slope of the turn lane will match the slope of the main lanes. There's an arrow but no reference to slope 4. Please use all the DAL standards for the signs. The title sheet was semi-updated but the plans did not include the correct sheets. 5. Please verify the last page ("attachment"). 6.
