Construction Plan Review Comments
Dear Mr. McBroom:
The City of Coppell has reviewed the referenced plans and has the following comments
to offer:
General: How does the contractor provide adequate temporary driveway access for the
significant amounts of cut and fills?
General: Provide 4" conduit in the median the length of the project for future fiber optic
to the traffic signals.
General: Show light poles and banner poles on the bridge.
General: Show revised trail and relationship of newly placed power poles.
Sheet 4: Include #4 bars in the pavement
Sheet 4: Do we want to include a TxDOT section or thicker section that is 8"? We have
problems on south Freeport with truck traffic and that section is failing rapidly.
Sheet 4: We typically require lime stabilization, is there a reason for cement stabilization?
Sheet 8: The existing well on the Tate property will need to be capped. Also, the
contractor should remove the existing structure.
Sheet 8: Show to save the trees on Joe Hardman's property.
Sheet 13: Place pipe rail/ped rail on retaining wall.
Sheet 13: The retaining wall will have a stamped fascia to match the rest of the stone in
the park.
Sheet 14: There are existing meters and vault on/near the park service drive.
Sheet 14: Show the pipe rail to continue to end of park property where necessary.
Sheet 15: What happens to the drainage at the end of the Tate's driveway? We may be
creating a problem that didn't exist before that we need to accommodate.

Sheet 16: Show visibility triangle for the Alexander driveway close to the bridge.
Sheet 17: Provide drainage at the end of Mr. Hardman's driveway. He has a PVC drain
that can be tied into and discharges out back.
Sheet 18: I believe there is an FAA noise device somewhere in the vicinity.
Sheet 24: Can we make driveway 9 any flatter? How far back would we need to go?
Sheet 26: The retaining wall is in the R.O.W.; I will need to figure out maintenance
responsibility. Will the footing get into the trees?
Sheet 27: The gabion wall gets into the S.S. manhole on the east side. Also, show grading
of the Alexander's property that we agreed to do for them including the fill material.
Sheet 30: Is there any way to save some of the trees? Do we need the concrete flume?
Can we do something different? Show the guardrail on the wall detail.
Sheet 32: Show the rail on these sections.
Sheet 37: Show the rail on these sections.
Sheet 40: How much runoff is the flume carrying?
Sheet 45: Does the footing of the wall get into the storm drain on the Alexander property?
Sheet 46: Does the footing of the wall get into the storm drain of Lat D4?
Sheet 46: Is there a detail on how they will plug the box?
Sheet 46: Is there a detail of the trench drain? It will need to be traffic rated.
Sheet 51: The water stubout is close to the gabions, can we move it a little further south?
Sheet 53: Move the fire hydrant south of the inlets. Look at the alignment of the water
line to the north; can we adjust it to keep it straight?
Sheet 57: Any manholes deeper than 12' need to be 5' manholes. Greater than X' then it
should be 6'. Look into the requirements and adjust accordingly.
Sheet 57: Show the gabion wall at the bridge, it gets into the manhole.
There may be additional comments throughout the plans that should be addressed. Please
make the necessary changes and submit these marked-up plans and two sets of revised
full size plans to the City for review. If you have any questions, please contact this
