HISTORY: This property was platted in January 1996 as a minor plat. The Fire
Administration and Building Inspections building, along with the Fire Station
No. 1, Confined Space Training and the water tower are all located on this 3.644
acre site.
TRANSPORTATION: Coppell Road is a two lane undivided collector street contained in
80' right-of-way. Southwestern Boulevard is a four lane divided
collector street in 90' of right-of-way.

North- St. Louis & S.W. Railroad right-of-way; "LI' Light Industrial

COMPREHENSIVE PLAN: The Comprehensive Plan shows the property suitable for
light industrial/showroom uses.
DISCUSSION: Components of site plan submission still missing are samples of exterior
color selections and detail of size and type of attached signage proposed.
Element of the site plan that does not comply with City regulations include
no dead end fire lanes greater than 150 feet allowed. This will require
that the existing concrete paving on the west side of the Fire
Administration building be striped as a fire lane and the location of the
nearest fire hydrant be shown on the site plan. The landscape plan
complies with city requirements, however, staff requests that the "Fraser's
Photina' be substituted with the "Nellie R. Stevens Holly."
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval of the Site Plan subject to the following conditions
being met:
1) Submission of all exterior building material selections, as well as
specifications on proposed attached signage prior to City Council review.
2) Revise the site plan to show the existing concrete paving behind the Fire
Administration building as a fire lane and provide location of the nearest
fire hydrant. (see Fire Department comments)
3) Substitute the "Fraser Photina" with the "Nellie R. Stevens Holly."
4) Provide curb-cut for water tower in the location of existing access road.

5) Show location of existing fence around the water tower. (see Engineering
comments)
