DISCUSSION: Components of site plan submission still missing are samples of exterior color selections and detail of size and type of attached signage proposed. Element of the site plan that does not comply with City regulations include no dead end fire lanes greater than 150 feet allowed. This will require that the existing concrete paving on the west side of the Fire Administration building be striped as a fire lane and the location of the nearest fire hydrant be shown on the site plan. The landscape plan complies with city requirements, however, staff requests that the "Fraser's Photina' be substituted with the "Nellie R. Stevens Holly." RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: Staff recommends approval of the Site Plan subject to the following conditions being met: 1) Submission of all exterior building material selections, as well as specifications on proposed attached signage prior to City Council review. 2) Revise the site plan to show the existing concrete paving behind the Fire Administration building as a fire lane and provide location of the nearest fire hydrant.
