HISTORY:
City Council approved the special use permit on July 8, 1997 and
the property was planed in January of 1996.
TRANSPORTATION:
South Coppell Road is a 2-1ane undivided asphalt road with side
ditches in a 60'-wide right-of-wayTproposed to be a C2U collector
street with curb and gutter inside a 60'-wide right-of-way.
Southwestern Boulevard is a C4D four-lane divided collector street
built within a 90'-wide right-of-way. Currently the street is a 2-
lane undivided collector.

COMPREHENSIVE PLAN:
The Comprehensive Plan shows the property as suitable for
light industrial/showroom use.
DISCUSSION:
The zoning ordinance states that a building permit shall be applied for and
secured within the six (6) months from the time of granting the Special Use
Permit provided, however, the City Council may authorize an extension of
this time upon recommendation by the Planning and Zoning Commission.
The Fire Department is requesting a six month extension of its special use
permit (Ordinance No. 91500-A-176).
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
The planning staff recommends approval of a six month extension of its special use perrrdt
(Ordinance No. 91500-A-176).
ALTERNATIVES:
1) Recommend approval of the request
2) Recommend disapproval of the request
3) Recommend modification of the request
4) Take under advisement for reconsideration at a later date.
