Coppell CC 1B1-CS001130 (2) T H E • C I T Y • O F COPPELL -r S 8 November 30, 2000 James Williams Koll Corporate Development 8411 Preston Road, Suite 700 Dallas, Texas 75225 RE: Availability of City Utilites Coppell Commerce Center (Located on the northeast corner of Freeport Pkwy. and Burns St.) Mr. Williams: This letter is in response to an email I received from you concerning the availability of utilities to the referenced property. To the best of my knowledge the utilities are as follows: WATER: There is currently a 16" water line in the west right-of-way of Freeport Parkway, an 8" water line in the south right-of-way of Burns Street and an 8" water line in the west right-of-way of Hammond Street. Obviously, your Engineer would need to evaluate the line in regard to available volume and pressure for your development. Additional fire hydrant protection for this development will have to be in accordance with the City of Coppell Rules and Regulations and as determined by the Fire Marshal. SANITARY SEWER: There is currently an 8" sewer line that is located in the middle of this property along an existing railroad spur right-of-way. This sewer line flows north into an 8" sewer line which then flows northeast into an existing 12" sanitary sewer line in Bethel Road. STORM DRAINAGE: It is my understanding that the existing drainage system around this property is not adequate to handle the fully developed 100 year storm event required in the City ordinance. Therefore the developer will either have to construct a storm drainage system capable of handling the "fully 255 PARKWAY * P.O.BOX 478 * COPPELL TX 75019 * TEL 972/462 0022 * FAX 972/304 3673 developed" 100 year storm event on and off site of this development and/or provide a detention pond on site. As always, in the development of the property your Engineer should determine if the existing utilities available to this site are adequate to serve your proposed development Also attached is a copy of the City Council agenda item which approved the temporary closure of Burns and Hammond Streets. As indicated in the agenda item the roads would remain closed until further notice by representatives of the Carter Crowley Properties.
