RE: Availability of City Utilities
Southeast corner of S.H. 121 and Northpoint Drive
Ms. Linguist:
This letter is in response to a fax received from Chris Amarante, EIT with Halff Associates concerning
the availability of utilities to the referenced property. It is my understanding that this property is east of
S.H. 121, south of Northpoint Drive and west of Freeport North Lot 1, Block 1. To the best of my
knowledge the utilities are as follows:
WATER:
There is currently a 12" water line in the north right-of-way of Northpoint Drive and a 12" water line east
of the property in a 20" water utility easement. Obviously,your Engineer would need to evaluate the line
in regard to available volume and pressure for your development. Additional fire hydrant protection for
this development will have to be in accordance with the City of Coppell Rules and Regulations and as
determined by the Fire Marshal. To tap the existing water lines will necessitate the payment of water
impact fees. The City of Coppell charges $450.00 per equivalent service unit. As a reference po7int, an
equivalent service unit for a 5/8" water meter is 1 service unit; a 1" water meter is 2.5 service units; and a
1 1/2" water meter is 5 service units. If your meter sizes will be different from those mentioned, please
contact the Engineering Department to determine the equivalent service unit for the size of your meter.
SANITARY SEWER:
There is currently an 8" sewer line in the south right-of-way of Northpoint Drive. This sewer line flows
east into a 10" sanitary sewer line in Royal Lane. The sewer impact fee will be assessed based on the size
of the domestic water meters for the proposed development. The impact fee is calculated similar to the
water impact fee assessment.
STORM DRAINAGE:
When Northpoint Drive was extended to S.H. 121 a drainage area map was prepared for this property.
Your Engineer will need to evaluate and design the drainage system for this property to conform to the
drainage area map for this site.
As always, in the development of the property your Engineer should determine if the existing utilities
available to this site are adequate to serve your proposed development.
