An 8" water line is located along the west right-of-way of Coppell Road. A 4" water line is located along the south right-of-way of Ruby Road that should be upgraded to a 12"water line per the City Water System Master Plan. In addition, the City Water System Master Plan shows a 12" water line required along the required Freeport Parkway extension. • Sanitary Sewer: A sanitary sewer is located beneath Bethel Road that ranges in size from 10" to 15" at different locations along the property frontage. An 8" sanitary sewer line is located along the east right-of-way of Coppell Road running south from Ruby Road to Kaye Street, then turning to the east. An 8" sanitary sewer line is located along the north right-of-way of Ruby Road, beginning approximately 900' west of Coppell Road and running to the east to Coppell Road. • Storm Drain: A 10'x5' box culvert is located along the south right-of-way of Bethel Road adjacent to the Minyard property. This watershed currently drains via drainage ditches along Bethel Road. Drainage issues will be addressed in the future via roadway and drainage improvements to the east of this property. However, current development of this and surrounding properties will require detention to limit runoff to match existing conditions. As always, in the development of this property the engineer should determine whether the utilities available to this site are adequate to service this site or if additional pumping and/or storage facilities are necessary for fire protection.
