Dear Mr. Gaspard:
Per your request via letter dated October 6, 1999, the following is the utility availability
for the site located at the northwest corner of Lakeshore Drive and Beltline Road.
• Water: A 12" water line is located in the west right-of-way of Beltline Road. A 12"
water line is also located in the east right-of-way of Lakeshore Drive.
• Sanitary Sewer: A 10"/12" sanitary sewer line is located in the west/south right-of-
way of Lakeshore Drive, with various stubouts across to the property. A 15" sanitary
sewer line is located in the west right-of-way of Beltline Road. A 12" sanitary sewer
is located in an easement running west-to-east along the north side of the property
between Lakeshore and Beltline.
• Storm Drain: A storm drain is located in the center of Lakeshore Drive along the west
side of the property that increases in size from an 18"RCP to a 48"RCP as it runs
from south to north. A storm drain is located in the center of Lakeshore Drive along
the south edge of the property that increases in size from a 27"RCP to a 5'x3' box
culvert as it runs from west to east. Various storm drain structures are stubbed across
Beltline Road adjacent to the property. An open channel is located along the northern
and eastern edges of the property. This channel is designated as a Jurisdictional Water
of the U.S. and is subject to Corps of Engineers permitting requirements.
As always, in the development of this property the engineer should determine whether the
utilities available to this site are adequate to service this site or if additional pumping and/or
storage facilities are necessary for fire protection.
