Dear Mr. Maggiore:
This letter is in response to a request concerning the availability of utilities to the property located at the
southeast corner of Denton Tap Road and Parkway Boulevard. The facilities are located as follows:
Water-There is currently a 16"water line in the east right-of-way of Denton Tap Road adjacent to
the property. There is a 16"water line in the north right-of-way of Parkway Boulevard adjacent to
the property. There is an 8"water line in the east right-of-way of Town Center Boulevard adjacent
to the property.
Sanitary Sewer-There is an 8" sanitary sewer line in the south right-of-way of Parkway Boulevard
that ends at a manhole located at the southeast corner of Parkway and Town Center Boulevard.
There is also currently an 8" sanitary sewer line located south of Coppell Town Center and north of
the Coppell Police and Courts Building,running east and eventually connects into a 12"line located
in the east right-of-way of Heartz Road.
Storm Drainage—There is a 14' curb inlet located on the west edge of Town Center Boulevard and
a 10' curb inlet located on the east edge of Town Center Boulevard,both adjacent to Princeton Park,
south of the property. Both inlets feed a 30" storm drain located south of Fire Station#3 that runs
east. There is also a 2-7'x4' culvert located under the southbound lanes of Denton Tap Road, fed by
a 12' curb inlet located on the eastern edge of Denton Tap Road,just south of the property.
As always, in the development of your property the engineer should determine whether the utilities
available to this site are adequate to service this site or if additional pumping and/or storage facilities are
necessary for fire protection.
