Re: Southeast corner of Sandy Lake Road and S.H. 121
Dear Mr. Dorsett:
This letter is in response to a request concerning the availability of utilities to the property located at the
southeast corner of Sandy Lake Road and S.H. 121. The facilities are located as follows:
Water-There is currently a 12"water line in the center of the right-of-way of Royal Lane,
extending from south of the property to Sandy Lake Road where it connects to a 12"water line in
the south right-of-way of Sandy Lake Road.This 12"ends at the east property line for this property.
Sanitary Sewer-There is an 8" sanitary sewer line in the center of the right-of-way of Royal Lane
that runs north to Sandy Lake Road,then runs east in the north right-of-way of Sandy Lake Road.
Storm Drainage-There is a 27"storm drain located in the west right-of-way of Royal Lane south of
the property that receives flow from numerous curb inlets and increases in size progressively to a
48"storm drain at Northpoint Drive. There is also an earth channel located along the eastern edge of
this property,
As per the City of Coppell Water Distribution Master Plan,the 12"water line ending at the east property
line in the south right-of-way of Sandy Lake Road will need to be extended to S.H. 121.
The developer will also be responsible for constructing the southbound portion of Royal Lane, including
installation of an underground drainage system to adequately serve the development and engineered such
that it does not adversely affect the existing downstream storm drainage system.
As always,in the development of your property the engineer should determine whether the utilities
available to this site are adequate to service this site or if additional pumping and/or storage facilities are
necessary for fire protection.
