To the best of our knowledge, the utilities are as listed: Water There is currently a 12" water line in the south right-of-way of Airline Drive and an 8" water line in the west right-of-way of Belt Line Road. A tap into the existing line would likely be made on the 8" water line in the west right-of-way of Belt Line Road. Obviously, your Engineer would need to evaluate the line in regards to available volume and pressure for your development. Additional fire hydrant protection for your development will have to be in accordance with the City of Coppell Rules and Regulations and as determined by the Fire Marshal. To tap into the existing water line will necessitate the payment of impact fees. The City of Coppell charges $450.00 per equivalent service unit. As a reference point an equivalent service unit for a 5/8" meter is 1 service unit; a 1" meter is 2.5 service units; and a 1 1/2" meter is 5 service units. If your meter size will be different from those mentioned please contact the Engineering Department to ascertain the equivalent service unit for the size of your meter. Sanitary Sewer There is currently a 10" sewer line in the south right-of-way of Airline Drive. This sewer line flows to the east and discharges into a 12" line that flows north along the west right-of-way of Belt Line Road adjacent to this property. There is a 15" sewer line that is currently being constructed in the east right-of-way line of Belt Line Road that will assume the flow of the 10" sewer line. However, the 12" line will remain in service. Again, the equivalent service unit is based on the size of the water meter as noted above. If you should have any additional questions please feel free to contact me at your convenience. Sincerely, Kenneth M. Griffin, P.E.
