Keith,
Below is the second email that I sent to Mike Garza regarding the median opening for the Hardman property.
Let me know if you have any questions or comments. Thanks and have a great day.

Subject: Freeport South - Hardman Median opening
Mike,
Attached are three exhibits showing options for the Hardman median opening. All of the exhibits are 1”=30’ scale.
Option 1
Move Sorokwasz driveway to northern boundary. Create a median opening and left turn lane for all 3
o
properties (Sorokwasz, Hardman, & Alexander)
The left turn lanes for both Hardman and Alexander are created much smaller than the City of Coppell
o
standard (Radius=250’). The radii for the transition to the left turn lane is 30’ radius for Alexander and
45’ radius for Hardman.
Option 2
Create a continual left turn lane for both Sorokwasz and Hardman properties, with an opening for
o
Sorokwasz.
This layout still requires that the Alexander left turn lane transition to be very small.
o
Option 3
Do not give Hardman a median opening / left turn lane.
o
This layout allows the ultimate left turn lanes for both Alexander and Sorokwasz to be the City standard.
o
Notice that we are not showing that Sorokwasz gets a median opening in the interim condition. Like
o
was mentioned in the meeting yesterday, we would suggest that the median opening not be built until
Sorokwasz submits a site plan for their property.
TNP recommends that the City of Coppell use Option 3 for the layout of Freeport South. We feel that the sub-standard
left turn lanes that are created by the Hardman median opening will cause a driving hazard.
