Plan Review Comments
Dear Mr. Tabor:
The City of Coppell has received and reviewed the plans submitted for Gensler Estates and has
the following comments to offer:
Plat
1. Make the drainage easement behind lots 1-5 private drainage easements as well as the
underground detention and flume.
2. Remove sheets containing standard details. The contractor will be required to have a set
of the city standard construction details on site at all times.
Paving Plan-
3. Coordinate tie into Sandy Lake with Sandy Lake Road construction.
4. See if you can raise the entrance some to eliminate run-off from Sandy Lake Rd.
Drainage area map/storm drain -
5. Keep the private PVC storm drain out of the public easement and place it in a private
drainage easement.
6. The underground detention will need to be maintained by the HOA, which should be
stated on the plat.
7. How does water get pumped out of the underground detention? Will it be used for
irrigation?
8. Is the flume necessary? We have problems with concrete flumes heaving and settling,
causing ponding in the future. Is there an alternative to the concrete flume? How much
runoff is coming from the flume? You need erosion protection at the end of the flume or
extend it to the alley.

Utility Plan-
9. Coordinate with Sandy Lake Rd. construction for the water tie-in. There should be a stub
out to your property.
10. Take the bends out of the cul-de-sac.
11. Minimize the 90 degree bends, we prefer a 45° instead.
12. Include the meter sizes.
Please make the necessary changes and submit these marked-up plans and two sets of revised
plans to the City for review. There may be additional comments marked throughout the plans
that may need to be addressed as well. If you have any question please contact this office at your
