See our standard details for the lay down curb where the future sidewalk/hike and bike trail will go. 2. How will the future hike/bike trail work through the pond area along Northpoint Drive? Drainage 3. Your drainage area map is incomplete. Show the calculations table. 4. We typically do not allow any runoff onto the ROW. Show how much you plan on sending to the ROW. 5. Make sure to show all utilities and crossings on the profiles. Utility Plan 6. There is already an existing stub out on Royal to this property for the water line and for the sanitary sewer; you shouldn't have to tie-in in the median of Royal. Royal Lane 7. Can you add a 3" conduit in Royal lane as sketched on the plan and pull boxes for future fiber? The plans as submitted are approved with the above comments addressed. There may be additional comments marked throughout the plans that need to be addressed. The City of Coppell requires three sets of final construction plans for its use. Your office should submit as many additional sets for stamping as is necessary for construction operations. Inspection fees must be paid prior to release of this project for construction. The City charges a 2% inspection fee for all private construction outside the building's footprint. This includes dirt work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all installations in the public right-of-way or easement,the City charges a 4% fee. A check for the inspection fees made to the City of Coppell should be submitted to this office with the Construction Development Permit Application and a copy of the Construction Site Notice. For your convenience, Page 3 of the permit application is a spreadsheet for use in calculating the inspection fees. A copy of the contract(s) should be attached for verification purposes.
