I have revised the necessary lines to accommodate for this. In short, the existing line was 22” higher than shown on the plans. I had to raise SAN-01 and a portion of SAN-02 and SAN-03 to make up the difference. In raising the sanitary I also had to raise a portion of STM-01 and STM-02 as well as make the inlets on Cedar Crest 3.5’ deep instead of 4’ deep. Please see attached file. With this plan we will be proposing to drain a portion of Lots 12, 13 and 14 to the Church property. After reviewing the Church’s drainage area map, they actually did account for a portion of our site to drain onto them. I have also attached the Church’s drainage area map for your reference. Since we were looking at the grading, I would also like to proposed a 5’ private drainage easement on the northeastern most lot (Lot 7). This will enable us to minimize the impact to the existing trees on the Church’s property. As our grading plan stands today, we would be building a wall at the back of this lot and therefore have a high probability the trees will die in the future. Please let me know your thoughts and/or suggestions. Once I hear back from you I will make sure that Weekley is okay with this and we can then move forward.
