Plan Review Comments
The City of Coppell has reviewed the referenced plans, and they are approved with the following
comments addressed:
Drainage Area Map
1. Make drainage area divide lines legible.
Paving Plan
2. Provide a written request for lime variance on the fire lane pavement.
3. Make the radius on the driveways 30' as required for the fire lane.
Water/wastewater Plan
4. Can the sanitary sewer be deflected or moved around the inlet box instead of underneath?
5. Add a clean-out to the connection from the grease trap to the main.
6. Label the 4" FDC line.
The plans as submitted are approved with the above comments addressed. The City of Coppell
requires three sets of final construction plans for its use. Your office should submit as many
additional sets for stamping as is necessary for construction operations. All contractors and
subcontractors onsite must have a copy of the plans approved by the City of Coppell along with
a copy of the City's standard construction details.
Inspection fees must be paid prior to release of this project for construction. The City charges a
2% inspection fee for all private construction outside the building's footprint. This includes dirt
work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all
installations in the public right-of-way or easement,the City charges a 4% fee.
A check for the inspection fees made to the City of Coppell should be submitted to this office
with the Construction Development Permit Application and a copy of the Construction Site
Notice.

For your convenience, Page 3 of the permit application is a spreadsheet for use in calculating the
inspection fees. A copy of the contract(s) should be attached for verification purposes.
