Villas at LV-ES050418 EMERGENCY ACCESS EASEMENT
KNOW ALL MEN BY THESE PRESENTS, THAT WPC 2004 Coppell, L.P., (hereinafter called
"Grantors"whether one or more), in consideration of One Dollar($1.00), and the further consideration of
the benefit to be derived on account of the construction and maintenance by the City of Coppell of an
emergency access drive, and other good and valuable consideration paid by the City of Coppell,
(hereinafter called "Grantee"), the receipt and sufficiency of which is hereby acknowledged, does/do
hereby give, grant and convey to said Grantee, its successors, and assigns, a temporary easement with the
right to erect, construct, and thereafter use, inspect, repair, maintain, and replace an emergency access
drive easement, in and through Grantor's land, more particularly described in instrument recorded in
Cabinet "U", Page 351 (Document No. 2002-R0049183), Plat Records, Denton County, Texas, together
with the right of ingress and egress over Grantors' adjacent lands for the purpose for which the above
mentioned rights are granted. The easement hereby granted shall be variable in width, and Grantee is
hereby authorized to designate the course of the easement herein conveyed, and shall be located across
said land as follows:

THE CONSIDERATION recited herein shall constitute payment in full for all damages sustained
by Grantors by reason of the easement and rights conveyed herein. This agreement together with other
provisions of this grant shall constitute a covenant that Grantors are the owners of the above described
lands and that said lands are free and clear of all encumbrances and liens.
WHEN alternative access is provided,this easement will become null and void.

BEING a tract of land located in the WM. TRIMBLE SURVEY, ABSTRACT NO.
1268, Denton County, Texas and being a part of Lot 1, Block K of Vista Ridge,
according to the Plat thereof recorded in Cabinet"U", Page 351, Plat Records, Denton
County, Texas and being more particularly described as follows:
COMMENCING at a point at the intersection of the East right-of-way line of
MacArthur Boulevard, a 120 foot right-of-way, with the South right-of-way line of
Lake Vista Drive, a 70 foot right-of-way, said point being the most Westerly Northwest
corner of said Lot 1;
THENCE Easterly, along the North right-of-way line of said Lake Vista Drive, the
following five (5) courses and distances:
North 51 degrees 17 minutes 03 seconds East, a distance of 42.79 feet to a point for
corner;
