Civil Construction Plans
Dear Mr. Miles,
The City of Coppell has received and reviewed the referenced plans and has the following comments to offer:
1. Provide a title, sheet with the name of the development and the legal description of the property.
Also include an index of sheets, vicinity map, the name and address of the developer and the
engineer.
2. The floodplain administrator signature needs to be provided on the final plat.
3. Provide a 30' radius for Condor Drive and the driveway for the fire station. Also provide a 50'
outside radius of the driveway into the fire station. Refer to Sheet C1-A.
4. All fill must be made in lifts no greater than 8" and compacted at 95 % density.
5. Provide an offsite drainage map
6. Provide an erosion control sheet showing the location of silt fences and a stabilized construction
entrance.
7. Extend the 8" sanitary sewer line east in the right-of-way of Condor Dr. to the east lot line of the
fire station.
8. A double check, detector check vault needs to be provided for the fireline into the building. The
proposed domestic and irrigation meters need to be located on the upstream side of the water vault.
Also the meters and vault need to be located outside the pavement.
9. All joints to be silicone sealed, not hot poured rubber. Make changes to the detail sheet.
10. Is there any plan to install an emergency traffic signal at the Condor Dr/MacArthur Blvd.

There are various other minor comments throughout the plans. Once these comments have been addressed,
the marked up plans along with two revised sets of plans should be resubmitted to the City for review. If
