Special Use Permit), to allow the expansion of the existing self-storage
facility, located on the west side of Denton Tap Road, south of the St.
Louis & Southwestern Railroad, at the request of Floyd C. Nave &
Associates.

1. A 5' sidewalk will be required along Demon Tap Road.
2. Your proposed driveway spacing along Denton Tap Road does not meet our standard of
150'. You need to consider whether or not it is possible to access the Phase Two
development through the existing development. If not, there needs to be discussion about
the proposed driveway to serve the Phase Two development.
3. This property is not currently platted. The existing development was platted in 1986 as the
Advantage Self Storage Addition. It is my understanding that a building permit cannot be
obtained unless the property is platted.
4. The original Advantage Self Storage plat showed 10 foot building lines along the perimeter
of the plat. Currently there are building proposed in the 10 foot building line. There may
need to be a replat of the Advantage Self Storage to eliminate the 10 foot building lines prior
to constructing over them.
5. Can a fire truck maneuver around the buildings proposed in Phase 2?
6. Roadway impact fees will be required for the development. If a new water meter is required
then impact fees for water and sewer will also be required.
7. The distance between building B and C scales to less than 30 foot. If a 30 foot fire lane is
shown on the plat then the 30 foot clear distance will be required. You may need to adjust
the fire lane width to the standard.
8. Show median opening along Denton Tap Road.
9. A brick paver band is required for driveways along Denton Tap Road.
