Dear Sir:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
1. It is my understanding that the office square footage has increased fi-om what was
originally accessed for this site. Please provide the total square footage of office and
warehouse space for this building so the roadway impact fees can be reassessed.
2. The dimension of pavement removal needs to be provided.
3. The proposed driveway approach onto Crestside Drive must have a lime stabilization
subgrade as per City Standards.
4. Provide proposed grades for landscape areas. Make sure grades allow the area to drain to
the drainage system it was designed to go to.
5. Provide more information on the relocation of fire hydrant and fire department connection.
Also Travis Crump, Fire Marshal, must approve the relocation.
6. The proposed paving and utility plans need to be sealed by a registered engineer.
There are various other minor comments throughout the plans. When all comments have been
addressed, please return these marked plans and two sets of revised plans to the City for
