Survey, Abstract No. 694 in Dallas County, Texas and being part of Lot 3 in Connell Skaggs
Addition, an addition to the City of Coppell as recorded in Volume 88006, Page 5895 of the
Deed Records of Dallas County, Texas and being more particularly described as follows:
BEGINNING at a point on the north line of Sandy Lake Road (an 85 foot right-of-way),
and being the southwest comer of the above said Lot 3 of Connell Skaggs Addition, said point
also being on the east line of Shadydale Acres, an addition to the City of Coppell as recorded in
Volume 42., Page 95 of the Deed Records of Dallas County, Texas;
THENCE N. 00017'54'' E., 568.19 feet along the west line of said Lot 3 and the said east
line of Shadydale Acres, to a point for comer;
THENCE N. 89°43'31" E., 25.00 feet along the north line of said Lot 3, and leaving the
said east line of Shadydale Acres, to a point for comer;
THENCE S. 00017'54'' W., 572.94 feet leaving the said north line of Lot 3 to a point for
comer being on the said north line of Sandy Lake Road, said point also being in a non-tangent
curve to the right running in a westerly direction and having a central angle of 00°51'23" a radius
of 1699.30 feet and a chord bearing of N. 79029'50'' W.;
THENCE along said curve, and along the said north line of Sandy Lake Road, 25.40 feet
to the Point of beginning and containing 0.328 acres (14,264 square feet) of land.
