FIRE LANE & ACCESS EASEMENT
BEING a strip of land situated in the George W. Jack Survey, Abstract No. 694 in Dallas County, Texas and
being part of Lot 3 of Connell Skaggs Addition, an addition to the City of Coppell as recorded in Volume 88006, Page
5895 of the Deed Records of Dallas, County, Texas and being more particularly described as follows:
COMMENCING at a point on the west line of Denton Tap Road (a variable width right-of-way), said point also
being the northeast corner of Lot 2 of the above said Connell Skaggs Addition; Thence S. 88°39'14" W., 940.11 feet
leaving the said west line of Denton Tap Road, and along the north line of said Connell Skaggs Addition to the POINT
OF BEGINNING, said point being in a non-tangent curve to the left running in a southeasterly direction and having a
central angle of 76°30'24" a radius of 30.00 feet and a chord bearing of S. 53°05'35" E.;
THENCE along said curve 40.06 feet to the end of said curve, a point for corner being on the north line of an
existing 30 foot wide fire lane as recorded in said Volume 88006, Page 5895 of the Deed Records of Dallas County,
THENCE S. 88039, 14" W., 20.03 feet along the said north line of the existing 30 foot wide fire lane to a point
for comer, said point being the beginning of a curve to the left having a central angle of 45°43'3 I" a radius of 60.00 feet
and a chord bearing of S. 65047'28
THENCE along said curve, and continuing along the said north line of the existing 30 foot wide fire lane, 47.88
feet to the end of said curve, a point for comer being in a non-tangent curve to the left running in a northerly direction
and having a central angle of 43°17'58" a radius of 30.00 feet and a chord bearing of N. 21°16'44'' E.; THENCE along said curve 22.67 feet to the end of said curve, a point for corner;
THENCE N. 00°22'16" W., 20.68 feet to a point for comer being on the said north line of Connell Skaggs
Addition;
THENCE N. 88°39'14" E., 24.96 feet along the said north line of Connell Skaggs Addition to the Point of
Beginning and containing 893 square feet of land.
