Grauwyler Irving, Texas 75060 RE: Coppell Town Center Project No. 8457 Dear Larry: ARCHITECTURE PLANNING INTERIORS ••~n. ._.~"" Pursuant to our telephone conversation this morning, I have reviewed both the plans and specifcations with regard to the carpeting require- ments for the above referenced project. As you had indicated during our telephone conversation, both your firm and pour carpeting subcontractor are of the opinion that the Contract Documents for this project do not clearly indicate that carpeting is to be installed on the grand stair area in the main lobby. During our conversation you pointed out that the grand stair area is not specifically referenced on the room finish schedule Sheet A-3.1 and that the carpeting subcontractor, Mr. Nelson Chapman assembled his bid by reviewing only the room finish schedule and, as you stated and I quote, "does not pay any attention to any other plan sheets when he does his material take-offs." You further advised that per Addenda No. 2, dated February 19, 1985, that this document spe- cifically directed the carpeting subcontractors, bidding this project at that time, to refer only to the room finish. schedule when assembling the quantity take-offs for bidding purposes. As a final comment, during our discussion, you advised that, per your review and discussions with Mr. Nelson Chapman, it is pour understanding that Lakeway Carpets will more than likely not make any money on this project at all because of the actual cost of the carpeting that was finally selected by the Owner and Architect. In conclusion, it is of the opinion of both Howard U. Freeman, Inc. and Lakeway Carpets that if carpeting is to be provided on the grand stair in the main lobby area, that a change order will have to be processed to cover the cost of this additional work. With reference to Addenda No. 2 dated February 19, 1985, Item 2.1.2 which further clarifies some of the allowances for this item, refer to letter C which states, "Provide the following allowances for carpet and pad." a. Carpet Type A is scheduled on room finish schedule and identi- fied on Sheet A-3.1A as FC-b, Custom Carpet to be specified by designers. b. Carpet Type B, $15 per square yard. Note Carpet Type B is scheduled and identified on Sheet A-3.1A as FC-5, Bentley Carpet No. 340-446, "Willow Oxford Street". Neither of the above items directs any potential carpeting bidders to prepare material take-offs from only the room finish schedule as you had stated during our conversation. It is requested that you re-review this item for a further understanding. 2. With regard to the grand stair area not being listed separately on the room finish schedule, this indeed is correct. The main reason that the grand stair assembly itself is not listed separately, is that it is part of the Main Lobby Area No. 102. If you will refer to Sheet A-2 of the Contract Documents you will note that the grand stair area is not denoted by any other room designation as is Stair A, Stair B, or Storage Room A-103. 3. With regard to your comment that neither the General Contractor nor the carpeting subcontractor had anp indication that carpeting was to be installed on the grand stair area, I would like to call your attention to Sheet A-8.1, Details 8.101, 8.lOlB, 8.102, and Detail 8.104, all of which clearly indicate that carpet is to be tacked and glued to the concrete treads and landings on the grand stair area. 4. With regard to pour statement that Mr. Nelson Chapman would not be making very much money on this project, it became apparent during our telephone conversation that Nelson Chapman did not bid this project in compliance with the plans and specifications. As you had advised, Mr. Chapman, while bidding this project, felt that the $13 and $16 allowance, which is clearly stated to be for carpeting and aid only, was also to include his mark-up, labor, and overhead and profit which is not correct.
