Box 478 Coppell, Texas 75019 RE: Coppell Town Center Project No, 8457 Dear Ed: Attached herewith is a copy of a letter received from Manville Build- ing Materials Corp. dated May 12, 1986 regarding the under roof deck insulation at the Coppell Town Center project. This letter, from Mr, F, Gene Smith of Manville Building Materials Corp. is in response to some concerns I expressed with regard to the insulation being installed at the above referenced project, indeed meeting the R-22 insulating value. As a brief explanation, some three weeks ago during a visit to the pro- ject site, it was noted that there existed some problems with the insul- ation which has been installed to the underside of the roof deck area. Since that day, the General Contractor and his subcontractor, Whitman Enterprises have begun corrective action to resolve this problems, The following is a listing of the discrepancies noted. 1. The first problem which was noted is referenced in the letter which we received from Mr. F. Gene Smith of Manville Building Materials Corp. After reviewing the installation, we had questions as to whether the 7" assembly of 2 layers of 3-1/2" insulation provided the required R-22 insulating value, This question was raised due to the fact that when you review the manufacturer's printed liter- ature on the Manville insulation, the manufacturer states that to obtain an R-22 insulating value, a 7-1/2" insulation back is re- quired, Per Mr. Smith's letter of May 12, 1986 he confirms that the insulation which is presently in place does indeed achieve the R-22 insulating value. 2. The areas noted were above the main lobby area, library, City Manager's office, and Finance Department. This item was reviewed with the General Con- tractor, and as of this date, work is proceeding to resolve this matter, 3, During our site inspection it was noted that the insulation sub- contractor had installed a mixture of foil-faced bat insulation and also Craft Paper faced insulation to the underside of the roof deck area, As this area above the second floor ceiling is considered a return-air plenum, Craft Paper faced insulation is not allowed because of potential problems which could be encoun- tered in the event of a fire in this area, At this time, the insulation subcontractor is removing all Craft Paper faced insul- ation from this area and replacing it with the required foil-back insulation. 4. During our inspection it was noted that the application of 2 layers of 3-1/2" insulation did not appear to be consistent throughout the underside of the roof deck area. Another problem which was noted was that in some instances 2 layers of foil-back insulation were applied one on top of the other and this presents the potential for a mildew problem in those areas. At this time the General Contrac- tor and the insulation subcontractor are reviewing the entire installation of insulation to the underside of the roof deck area and are in the process of correcting the discrepancies noted above, Should~have any questions or request additional information, please d~~itate to contact me.
