American Stores requirements for closing of sale with Connell Development Co. for the Skaggs
site.
DECISIONS REACHED
Mr. Powell is to prepare a letter which addresses the following items:
1. The concept of how to handle the drainage along the west property line of the site as agreed
between Connell and the City. (A box culvert across the Connell Skaggs site located on the
site immediately adjacent to the fence line, an earthen channel off-site downstream to the
existing gravel road, and the possible addition of an additional 48" culvert u~der the road.)
Additionally, the culvert will be designed so that drainage from the site may be collected in
the box.
2. The conceptual site plan shown on the Preliminary Site Plan for the center has been
approved.
3. Denton Tap Road and Sandy Lake Road are city streets under the jurisdiction of the City of
CoppelL

DECISIONS REACHED
1. Drainage. The runoff to design the box culvert may be calculated using the 50-year storm
frequency of Technical Paper 40.
2. P&P is to forward a copy of the approved Preliminary Plat and Site Plan to Ms. Daneshmand
for her files.
3. P&P is to proceed with the preliminary design of the box culvert and earth channel, including
the preparation of a revised Drainage Area Map and Plan Profile sheets with standard cross
sections. These plans are to be-submitted to the City for review, but the City does not
