Jenkins Route 1 Coppell, TX 75019 Dear Mr. Jenkins: Connell Develo~x~_nt Co. plans to construct the Connell Skaggs Addition, which will be a retail center located on the tract of land at the northwest corner of Sandy Lake Road and Denton Tap Road. The center will consist of a Skaggs supermarket, an Exxon service station and a number of specialty retail shops. The enclosed preliminary Site Plan for this site (Powell & Powell Drawing No. S-1311.2, dated October, 1985) shows the proposed site. This channel is required to convey drainage frcm south of Sandy Lake Road north to Cottonwood Branch. The proposed channel is to be partially located ~n the Connell Skaggs .site and partially in a 20-foot drainage and utility easenent located along the' easternmost 20 feet of the Shadydale Acres Addition. This easement ~as '~ dedicated by the Final Plat of Shadyaa]e Acres recorded in Volun~ 42, Page 95?. of the Deed Records of Dallas County, Texas. This easement has been dedicated'~'~' . for public use for the purposes of constructing and maintaining drainage and utility improvements. The construction of this channel will require the relocation of fences and sheds located in and along the drainage easement. We will replace t/he fences and relocate the sheds cut of the construction area, as well as landscape the area to City Landscape Ordinance requirements at our cost.
