Preliminary Plat and Plans
Dear Mr. Koch:
We have reviewed the above referenced project for conformance
to the City of Coppell Zoning Ordinance and Subdivision
Ordinance. Prior to placing on any agenda for approval, the
following items need to be addressed.
Provide a description, with survey and abstract,
according to Dallas County Deed Records.
Provide landscape plans according to Streetscape Plan of
City of Coppell.
Provide additional right-of-way dedication along Denton
Tap and Sandy Lake Road. Specifically, within 300' of
intersection (on both roads) right-of-way shall be 130'
in width· (See plans·)
North drive on Denton Tap should be moved further south
to permit curb radius to fall entirely in front of the
property.
Owner required to escrow money for improvements to Denton
Tap and Sandy Lake Road.
Parking required for Lot 1 appears to be 371 spaces not
324 as shown.
Two drives closest to intersection are not shown with
respect to traffic handling, in the best possible
location.
8. Maximum drive widths shall be 30 feet.
9. Fire lane radius, minimum 30 feet.
10. Additional off-street loading shall be provided for lots
2 and 3.

11. Extend proposed sanitary sewer, along Denton Tap Road,
along east end of property, to the north property line.
12. Indicate dimensions of drives, parking, etc.
13. Indicate number of parking spaces, aisle widths, garbage
pick-up locations and types of surface of fire lanes.
14. Indicate proposed 8" tie to 16" waterline along Denton
Tap, not tied to the 30" RCCP, unless City Department of
Public Works differs.
Please address these items prior to November 13, 1985.
