TRANSPORTATION: Major access to this site is via Coppell Road. SURROUNDING LAND USE & ZONING: North - Light Industrial South - Light Industrial East - Light Industrial West - Light Industrial Item 18 COMPREHENSIVE PLAN: The comprehensive plan suggests Light Industrial as the most compatible use for the area. ANALYSIS: A 19,000 square foot expansion is planned to be added on to the existing warehouse. This site is the primary distribution facility for Home Interiors and currently lack adequate space to allow for their fall sales. According to the City of Coppell Master Plan, an easement should be provided along the south side of Lot 3, Block 4 for a future sanitary sewer line. Minimum width of the easement should be 20 feet. In the event that the existing building encroaches closer than 20 feet, then the easement should be as wide as possible. Approval of the final plat will permit the expansion of the facility. Additionally, escrow should be provided for the 260.28 foot of frontage adjacent to Coppell Road.
