Replat of St. Ann's Catholic Church Addition - localed at northeast comer of Sandy
Lake Road and Samuel Blvd.
No additional platting information has been submitted for this. However, the same
comments previously provided are still applicable.
1. The usage on the south side and west side of the proposed replat should be provided.
2. The existing right-of-way for Sandy Lake Road, both entire right-of-way and right-of-
way from center line, should be shown.
Additional right-of-way may be required if Council accepts the concept of the
ALLWAYS Program. The Engineering Department requests that an additional 5 foot
of right-of-way be provided on the replat in the event the ALLWAYS Program is
implemented along Sandy Lake Road.
The above comments were provided at the 5/27/93 DRC. In addition to the above
comments, at our meeting today, there was discussion of why sidewalks are required
along Samuel Blvd. Basically, when this property is replatted, the Engineering
Department considers it a developed lot because it has an existing church on the lot.
If St. Ann's Catholic Church chooses not to construction the sidewalk, then they
should request a variance from the City Council.
S-1007 (A) - SUP Site Plan amendment for Tom Thumb Shopping Center - located
at the southeast comer of MacArthur and Beltline.
1. Additional information should be provided concerning the turning radius for vehicles
trying to enter the stacking area for the drive through tellers.

CC - 549 - Waters Edge Phase H - located along Sandy Lake Road 465 foot west of
MacArthur Blvd.
1. Homeowners maintenance agreement should be provided for the common area.
2. Escrow should be provided for Sandy Lake Road.
3. Has some consideration been given to balancing the land along Lots 10,11 12, 13 of
Block D, i.e. trading some land with lot 2, Lakeside Village to create more
continuity along the east side of the subdivision?
4. Are alleys going to be provided for lots 14 and 15 of Block D, since they currently
have alley access? If so, will alleys then be provided for lots 7-13, Block D?
5. Positive overflow should be provided at the low point inlets between lots 15 and 16,
Block A.
6. Additional comments may be generated during the actual review of the construction
plans.
- Lot 3, Block 4 located at the
Coppell Commerce Center final plat (secondary)
southwest corner of Burns and Coppell Road.
An easement should be provided along the south side of Lot 3, Block 4 for a future
sanitary sewer line as shown on the City of Coppell Master Plan. The easement
should be a minimum of 20 foot in width. In the event that the current building
encroaches closer than 20 foot, then the easement should be as wide as possible.
2. Escrow should be provided for the 260.28 foot of frontage adjacent to Coppell Road.
