Dear Martin:
The following addresses your comments for the project as referenced above.
The proposed driveways onto Freeport Parkway need to be sloped to prevent drainage on
Freeport Parkway from entering the site, i.e., a high point in the driveway should be set
on the property line.
The driveway grades have been modified.
Show the storm drainage systems in a light line weight on the Grading Plan.
The storm drainage system has been shown on the grading plan.
The bottom of the proposed detention pond is shovvn to be flat on the Grading Plan. It
would be advisable to provide a flume from the outfall of the storm drainage system to
the outfall structure.
The owner wants to leave the detention pond as shown on the plans and understands his
responsibility in maintaining the area within the pond.
The proposed storm drainage system line S$-2 should be located out from underneath the
private paving and into the right-of way of Burns Street.
The storm sewer line SS-2 has been relocated as requested.
Storm sewer manholes need to be provided at distances no greater than 500' apart. Refer
to the storm sewer plans for approximate locations.
Storm sewer manholes have been added.

Storm sewer line SS-1 is labeled incorrectly on the Storm Sewer Plan sheet. It is labeled
as 36" RCP instead of 4'x 2' RC 13 which is what is shown on the Storm Sewer Profile
sheet.
The storm sewer plan has been labeled to match the profile.
Provide weir calculations showing the discharge rate of the weir at the 2, 1 O, and
100-year storm events.
Calculations have been added to the drainage area map sheet.
Concrete riprap should be provided at all storm sewer outfall structures.
Rock riprap has been added to the ouffalls.
The existing sanitary sewer line needs to be brought up to the City's current standards.
Note 9 has been added to the utility plan sheet directing the contractor to verify to
condition of the existing line and coordinating that inspection with the City inspector.

All fire hydrant locations must be approved by the Fire Marshal, Travis Crump. Also they
must be located within 3' from the fire lane.
An additional copy of the utility plan is being forwarded to Travis Crump.
11. Water valves need to be added and/or moved as shown on the Utility Plan.
Water valves have been modified as requested.
12.
How will the proposed water vault at the southeast corner of the development be
installed if you are proposing a 3' high berm? Also, need to make sure the proposed
northern water vault will not conflict with landscaping, i.e., trees.
The berm near the vault has been eliminated and additional landscaping will be added to
provide the required screening. Tree locations will be verified to make sure they do not
conflict with the vault locations.
13.
At least a 10' separation must be kept between the proposed 8" fire line and the existing
8" sanitary sewer line.
The separation between the lines has been dimensioned and exceeds 10 ft.
14.
Show the 8' wide brick paver 1' inside the property line at each of the driveways onto
Freeport Parkway as per the City Standards.
The pavers have been located as requested.
15.
The following items should be addressed on the Left Turn Lane sheet:
a) Provide proposed top of curb elevations.
Top of curb elevations have been added.
Will there be any trees that will need to be removed and replaced? If so, a tree permit
will be required. Contact Brad Reid at 972-304-3561
Two trees will need to be removed and have been noted to contact Brad Reid for a
tree permit.
