Box 478 Coppell, TX 75019 RE: Koll Center Coppell Dear Ken: Thank you for your response on December 14, 2000 regarding the Freeport Parkway right-of-way dedication and resulting Roadway Impact Fee credit. In an effort to respond and meet the deadline for the January City Council meeting, I've attached the Development Agreement by and between the City of Coppell and KCD-TX II Coppell Investment Limited Partnership with revisions and additions as requested. Instead of Koll Corporate Development, the developer will be KCD-TX II Coppell Investment Limited Partnership, a Texas limited partnership. I've also enclosed a copy of the land contract by and between Crescent and KCD-TX II Coppell Investment Limited Partnership in order to substantiate the requested price per square foot credit against Roadway Impact Fees. Please refer to paragraph 1 and note the price per square foot of $2.75. The net developable acres (17.24 acres) refers to the total land area of 19.39 acres excluding the drainage easement and detention pond areas of approximately 2.15 acres. The outside date that we would anticipate filing the plat should be May 1, 2001. Finally, please insert my name as the contact person on behalf of the developer and note my changes to the execution block for Koll.
