CF-TownC CHC-CS 860326· Architect's Field Report ~~ Field Report No.: Fourteen Project: Contract: General Construction Architect's Proj. No. 8457 Date: March 26, 1986 Items: 1. The Contractor is continuing to put up the wood cornice that I had stated in an earlier meeting was going up incorrectly. The cornice is uneven, out of line, and having to conform to a roof that is not parallel to the top coursing of brick. It appears to be improperly braced in that I measured the distance between some braces measuring 5-6' apart. This should be corrected and braced so that this cornice will not warp in the future. The wood cornice was also directed to be primed on both sides as Bob Rushing the previous Superintendent stated he would do. He also stated that it would be primed on the ground prior to installation so that a good coating would be achieved. Both sides of the cornice must be primed. The face of the cornice will also not be able to be primed the way it is being erected at this time in that the metal flashing is being mechanically attached to the face of the cornice as they erect it. The exposed fasteners are unacceptable and must be concealed. The flashing is also unacceptable for two reasons. One being that it does not have a hemmed edge as required by the specifications, and two, that the minimum lap of 12" is not being achieved. The flashing also appears to have a crimp in it that is vertical in what appears to be similar to a gravel guard. I believe this trim has been manufactured wrong. This also must be corrected. 2. The roof steel structure has been erected and is not level or even around the perimeter of the building. The eave line varies both from the face of the building out and from the face of the building up as much as 5" this is unacceptable and the Contractor must correct this roofing edge. Certain tolerances could be accepted; however, 5' in variance is totally unacceptable. This was noted at least 6 weeks ago to Bob rushing long before any of this wood trim and cornice work was begun. Nine days ago at the job site when the cornice work was begun, it was also noted to the Superintendent that it is unlevel and must be corrected; however, the Contractor has chosen to continue working on this with full knowledge of this problem. 3. ThepgliShed-D~°ta Mahogany granite is going up aG'this point in the front arch ways on the face of the building and certain~ tolerances will be accepted; however, the Architect noted to the Contractor that variances out of plain of more than 1/8" is unacceptabl,e-~ This thin set method does have some variances that can allow fbr the alignment of thicker or thinner pieces of stonework. Certain dark green spots on the roofing shingles have been noticed in splotches and must be removed and replaced with properly blended roofing tiles as stated in earlier meetings. One very large segment on the west end of the building is dark green on a field of light green and also must be replaced. 5. Exposed wood blocking below the roof at the corners of the building are unacceptable and must be replaced and covered up. Gaps as large as 2" to 3" are exposing the lx2 strips of wood - this must be corrected. 6. Interior finish work is beginning with the taping and bedding of interior gyp board, the hanging of light fixtures and the ceiling grid is almost complete. In repairing the roofing problems, great care must be taken during the removal of these roofing items to protect the interior from water damage in the event of rain as we have had recently. 7. The'sample presented to me at the jobsite for the arched window frame fabricated with the two radius pieces of aluminum frame work is unacceptable. The elliptical arch must be smoother than what was presented to me at the jobsite. Factory painting must be applied to this archway for a consistent color. Color variances were noted to the window installer and to the Contractor - and this will be unacceptable. All frame components must match. 8. The interior Raco door frames must~have a consistent frame continually around the perimeter of the door way. Pieces of aluminum frame work will be not be accepted to finish out the upper most corners. 9. A furring chase to cOver the inmate shower Yalve-mnst~e--kept to a minimum tolerance to clear the valve and must extend only out to the face of the counter top in the kitchen area. Field Report No. 14 Coppell Town Center Project No. 8457 March 26, 1986 Page Three As stated earlier in jobsite meetings, the interior and exterior wood trim work must be of the highest quality. The Contractor and the Architect had a meeting specifically talking about wood trim work. The Architect advised the Contractor to.go to the Addison Town Hall to view the quality of trim work we would expect. It was stated that any wood trim work not put in with the highest quality will be removed and will be unacceptable. The Contractor stated that's the only way they will do it. However, the wood trim work having tolerances of 3" to 5" is unacceptable. The work should not have continued from the first day it was begun when the Architect advised the Contractor that something was wrong with the trim work and asked that he check into it. This wood trim work must be correct, in that shadow lines will make the uneveness of the wood trim work, which will be painted a white color, make the cornice work exagerate misalignment. Immediate action must be taken to correct the roof misalignment and the cornice work. Submitted By: MLH/mvl
